KANSAS CITY, Mo. (Sept 25, 2012) – Neighborhood Housing Services of Kansas City, Inc. (NHS) is pleased to announce the purchase of 616 E 63rd Street, Kansas City, MO through the support and partnership of NeighborWorks® America, Bank Midwest, and H&R Block Foundation. Renovations will begin shortly to accommodate the NHS offices on the 2nd floor of the two story building. A portion of the 2nd floor and the lower level will be rented to retail and professional tenants.

Our permanent location is in the 49/63 Neighborhood. In 1974 when we were founded, our first neighborhood partner was 49/63, and  it is especially appropriate that we return to this location as we prepare to move NHS into our next phase of becoming a regional organization.

In the past few years, NHS has been able to expand services from the urban core to also include north of the river, Blue Springs, Independence, Grandview and most recently, Johnson County. To support this increase, staffing has also grown by 25%.

This is another big step forward for NHS as we continue to expand our programs and services to more areas in the KC metro area. This acquisition will help us continue to stabilize our cash flow and we are excited about being part of the revitalization of the 63rd St. corridor near Brookside.

KANSAS CITY, MO. (Aug. 21, 2012) – Neighborhood Housing Services of Kansas City, Inc. (NHS) is pleased to announce that UMB Financial Corporation (NASDAQ: UMBF) has donated $50,000 for use in the NHS Minor Home Repair program. This grant through UMB will provide additional financing for NHS lending efforts that assist borrowers in the core sections of Kansas City. Since inception of the Minor Home Repair program, more than 100 projects have been completed for moderate to low income households.

“This is an excellent resource,” said president and CEO of NHS. “We can use these funds for home repair loans or to help make a mortgage loan to a first-time buyer.”

“We are very pleased with the announcement,” stated, NHS board chair.  “The fact that UMB has made a grant of this size available to further our mission is very important. We are happy that they have chosen NHS to receive this commitment.”

As the largest provider of U.S. Department of Housing and Urban Development (HUD) approved homebuyer education classes in Kansas City, NHS will ensure that any buyers of rehabbed homes are equipped to be successful homebuyers.

“Being a NeighborWorks® HomeOwnership Center really makes this a good experience for the buyer,” said Marjorie Major, HomeOwnership Center manager. “Buyers can attend classes, receive counseling, apply for a mortgage and buy a house from a single entity. This is a real one-stop-shop.”

Neighborhood Housing Services of Kansas City, Inc. (NHS) continues on-line homebuyer education services.

NHS has partnered with E Home, a NeighborWorks® sponsored on-line homebuyer training course to help meet the increasing need for homeowner counseling. NHS is a HUD Certified Housing Counseling Agency and a NeighborWorks® HomeOwnership Center.

“With our long history of providing the best homeownership training in the region, NHS understood very quickly that our regularly scheduled monthly classes would be insufficient to handle the volume of homebuyers who would come into the process,” explained Marjorie Major, HomeOwnership Center Manager. “We are preparing to launch classes in Spanish , so adding more classroom sessions at this time is difficult. By using E Home to help fill this the gap, it allows us the opportunity to provide the service the clients need, and to complete the offering of a service we had considered for some time.”

Potential homebuyers are cautioned about which on-line classes to take. “These classes are approved by HUD only if the person taking the class also receives an in person or telephone review with a counselor at the HUD Certified Agency offering the course,” said Turner Pettway, President and CEO of NHS. “There are agencies in town that are representing themselves to consumers as a HUD Certified Housing Counseling Agency or a NeighborWorks® Organization when they are not.”

NHS Receives the Dr. George Ehrlich Achievement in Preservation Award

KANSAS CITY, Mo. – Neighborhood Housing Services of Kansas City, Inc. is pleased to announce that the Historic Preservation Commission of Kansas City, MO unanimously voted to award NHS the Dr. George Ehrlich Achievement in Preservation Award. Each May the City of Kansas City, Missouri recognizes the efforts of businesses and individuals who have made contributions to the historic built environment. Neighborhood Housing Services of Kansas City Inc. is the first non profit to be recognized with this honor.

The award was presented to recognize the work done at 3640 Tracy in the historic Squier Park neighborhood. This project rehabilitated a turn of the century Victorian style home. The project included a new roof, exterior and interior paint, refinishing of hardwood floors, updating the kitchen and baths, HVAC, electric wiring and plumbing, replacement of sidewalk, stonework, and a new front porch.

The new homeowners were the first applicants under the NHS Neighborhood Stabilization Program. Chris Baker and Johnathon Bish worked with the NHS NeighborWorks® HomeOwnership Center to prepare for the purchase of their first home. “We were very excited to be able to move in,” said Johnathon Bish. “NHS did a great job, and we were able to buy a great house in a fantastic neighborhood.”

“What was so great for me was to win this award for a project that we did with federal funds” stated Mark Stalsworth, President/CEO of NHS. “The homebuyers, the neighborhood and the staff of both the City Housing Department and EDC all share in this honor. All of these projects are group efforts.”

Energy Efficient Upgrade Available to Home and Business Owners

KANSAS CITY, Mo. – Neighborhood Housing Services of Kansas City, Inc. (NHS) is pleased to announce that the City of Kansas City, Mo.’s EnergyWorks KC program has issued two contracts to NHS totaling $4 million. These contracts are to assist with the financing of energy efficiency upgrades to home and business owners throughout Kansas City, Mo.

These loans are a core component of EnergyWorks KC (EWKC), a $20 million grant received from the U.S. Department of Energy, in helping customers afford energy efficiency improvements. The goal of these loans is to increase the energy efficiency of the improved property by a projected minimum of 15%. “We are really excited to have NHS as one of our lending partners in this venture”, said Jerry Shechter, co-director of EWKC. “It has taken a lot of effort and out-of-the-box thinking to make this project happen”. Loans will be available to homeowners, business owners and renters (with landlord approval).

Two different programs are supported by EWKC. The Interest Rate Buy-down Program (IRBD) is designed to pay the first year of interest on a loan that is obtained from a bank or credit union of the borrower’s choice. “Basically, the property is evaluated with an energy analysis, and the client decides to get the money from a different financial institution rather than NHS”, Jenifer Degen, EWKC contract manager. “After the loan is closed, the work is completed and the energy savings improvements verified, the property owner submits the appropriate forms to NHS, and a check equal to the first years’ interest is sent to the lender to be applied to their loan. It really is easy.”

NHS and Holy Rosary Credit Union Form a Partnership Offering First Mortgage Loans

KANSAS CITY, Mo. – Neighborhood Housing Services of Kansas City, Inc. (NHS) and Holy Rosary Credit Union of Kansas City (HRCU) are pleased to announce a new partnership to provide first mortgage loans to HRCU members without the fees that are often associated with smaller dollar mortgages.

The program will provide mortgage loans as low as $25,000 with no additional fees or points. These loans will be originated using standard guidelines related to credit, collateral etc. Loan applications will be accepted by NHS’ licensed loan officers and processed by NHS staff. Loans will be closed by the Holy Rosary Credit Union. The goal of these loans is to increase the homeownership rate among lower wealth Kansas City area households. “We are very excited to have a lending partner who really understands the transaction from the perspective of the buyer”, said Carole Wight, President of Holy Rosary Credit Union. “There are a lot of good serviceable houses in the central city that our members are interested in buying, and now we have a process in place to make it possible.”
